We clean them in quantity: sofas, mattresses, chairs, carpets, rugs and curtains, for contractors, developers, property managers and building management companies. What the work covers
Everything in the unit that is soft.
Mattresses
Both faces and the four sides. Dry soil pulled out of the ticking first, then treated and extracted, so what leaves the room is body oil and dust rather than the top layer alone.
Carpets and rugs
Carpet laid wall to wall is cleaned in place. Loose rugs are cleaned in place or lifted, and the floor they were covering is done while it is exposed.
Curtains and soft window dressing
Header, hem and lining, not only the face you see from the room. Tell us what the fabric labels say and how high the track runs, and send a photograph of the drop.
Stains, marks and odour
Food, drink and body oil usually lift. Dye transfer, ink, bleach and anything heat set may lighten rather than go. You hear which is which before the machine comes out.
Furniture after a fit-out
Soft goods hold construction dust the way the walls do. When a unit is coming out of fit-out, the upholstery runs inside the post-construction clean rather than after it.
How an order runs
From the count to the sign-off.

You send the count
Sofas and how many seats each, mattresses and their sizes, rugs and rough measurements, curtains and how many drops. Photographs of the fabric labels help.

A written scope and price
A written scope against the count you sent, and a price for that scope. Usually within the hour while we are open. Where the fabrics have to be seen first, we ask for a site visit.

The method follows the fibre
Shampoo and extraction for sofas, chairs and carpet. Steam for mattresses, and for fabric that has taken an odour. Which one a piece gets depends on the fibre, which is why we ask for the fabric labels.

You check it, then you pay
Walk the pieces with the supervisor. Payment is after the work, by cash, bank transfer or card.
What we bring
The machine decides the result.
Upholstery is a machine job, and the wrong machine leaves a ring where the mark used to be. What arrives depends on the fibre, how heavily soiled the piece is, and how soon the room has to be back in use.
- Shampoo and extraction machines
Detergent worked into the pile, then drawn back out with the soil in it. This is the core of the work on sofas, chairs and carpet.
- Steam cleaning machines
Heat and moisture for mattresses, for fabric that has taken an odour, and for anything that has to be sanitised rather than only cleaned.
- Professional equipment for different surfaces
Monobrush machines for carpet laid wall to wall, and different heads and chemistry for wool, linen, velvet, microfibre and synthetic blends.
- Professional vacuum systems
Dry soil comes out first. Wetting dust before it is lifted turns it into a mark that then has to be treated.
- Biodegradable, non-toxic products
Child and pet safe. Tell us about an allergy in the building and we adapt what we bring.

Before you award it
The questions we are asked.
How long does it take to dry?
It depends on the fabric, the method and how much air is moving through the room, so we do not publish a drying time. Tell us when the unit has to be back in use, and we set the order of the work against that when we write the scope.
Will every stain come out?
No. Food, drink and body oil usually lift. Dye transfer, ink, bleach and old marks that have been heat set or already treated with a household product may lighten rather than disappear. You are told which is which before the machine comes out, not after.
Can you do a whole building rather than one piece?
Yes. Residential towers, large villas and commercial properties are worked unit by unit against one written scope, agreed with the property manager, the building management company or the contractor. Tell us which units are free and when.
Do you do this as part of a handover clean?
Yes. When furniture is already in a unit coming out of fit-out, the soft goods are cleaned with the post-construction clean rather than after it, so the dust is lifted once.
When do we pay?
After the work is done, by cash, bank transfer or card.
