A large villa with grounds and a lot of glass, or a residential tower with a lobby, corridors and stair cores on every floor. Building management companies, property managers and facility managers run both the same way: a crew on a schedule, a supervisor on site, and a scope written after we have walked the building with you.
What the contract covers
Kitchens degreased, bathrooms sanitised, bedrooms and living areas reset. Floors are taken by surface: marble, tile, stone and wood each get the machine and the product they take.
The entrance, the lobby, the corridors and the stair cores, with floors taken by surface and the glass at the front. Tell us which common areas belong in the scope and we write them in area by area.
Car parks, roofs, bin rooms and plant rooms are a different job from an interior clean, and some of them need a permit or another trade. Tell us what the building has, and the site visit settles what we take and what we do not.

Pool cleaning, water tank cleaning and garden maintenance go on the same contract when you want them there, and poolside glass and balustrades are done with the rest of the glass. Tell us what else the grounds hold and we look at it on the visit.
Inside appliances, behind furniture, grout and skirting boards, every two to three months. When a unit comes out of a fit-out, we take it through post-construction cleaning.
How a contract starts
Ask for a site visit. We go through it with you floor by floor and write down what is actually there: areas, surfaces, glass, lifts, car park levels, bin rooms.
Area by area: what is cleaned, how often, by how many people, at what hour. Weekly, fortnightly or monthly, with a price written against the scope.
A crew on a schedule, uniformed and insured, with a supervisor on site. Keys or access codes held if that is easier.
Walk the scope with the supervisor whenever you want to. Payment is after the work, by cash, bank transfer or card.
What we bring
A tower's corridor carpet and a villa's marble are machine work, not cloth work. Teams arrive with everything, and what comes depends on the surfaces, the floor area and the access the building has.
For atrium glass, stairwell voids and anything above a ladder.
Water-fed poles for high floors, and drone-assisted facade cleaning by certified operators.
For marble, terrazzo, tile and grout in lobbies and entrances.
For corridor carpet, lobby seating, curtains and villa upholstery.
For stair cores, corridors and the fine dust a domestic vacuum spreads rather than removes.

Before you sign
Yes. A building runs on a written scope agreed after a site visit, with a scheduled crew, a supervisor on site and one number to call. A large villa runs the same way on a smaller contract.
Yes. When a unit or a common area comes out of a fit-out, we take it through post-construction cleaning: construction dust, paint, cement, grout and silicone residue, glass, and the final detailing before handover.
Weekly, fortnightly or monthly on a contract. The frequency is set area by area in the scope, so an entrance and a stair core need not be on the same cycle.
No. Teams bring all supplies and professional equipment. Products are biodegradable and non-toxic, safe around children and pets, and we adapt them if a resident tells us about an allergy.
After the work is done, by cash, bank transfer or card.
